Heritage Retention Part of Kerrisdale Development Proposal

Bogner Developments has applied to the City of Vancouver for permission to develop a 12,458 SF site on East Boulevard between West 46th and West 47th. The plans for the C-2 zoned site are for a five-storey building including:

  • 21 residential units on the first through fifth floors;
  • two commercial retail units on the first floor and mezzanine;
  • 46 parking spaces in an underground garage;
  • overall density of 3.08 FSR (38,357 SF);
  • building height of 57.51 feet;
  • retention and restoration of the façade of the existing 2-storey commercial building.

“In order to achieve the development that is proposed, City Council will be asked to consider a Heritage Revitalization Agreement (HRA), which would approve the form of development and vary the provisions of the Zoning and Development By-law in order to enable this development to proceed. This HRA, as well as the municipal designation of the existing heritage building, will secure the rehabilitation of this heritage resource, and assist in its long-term preservation.”

Rositch Hemphill is the architect for the project.

The site was acquired by Bogner in December 2013 for $5,318,756, or $139 per buildable SF based on the density in the application.

Cressey Planning Next Kerrisdale Project

Cressey Development and IBI Group Architects have applied to develop a full block site at West Boulevard and West 47th Avenue in Kerrisdale, just across the street from their nearly sold-out 37-unit Sterling project, which is undergoing excavation to the South on West 48th.

The plan for this 31,238 SF site is to develop a 4-storey mixed use building that includes the following:

  • Total floor area of 77,825 SF
  • 16,271 SF for commercial on the first floor and 61,554 SF for residential;
  • Building height of approximately 45 ft;
  • 4 townhouse Units and 36 apartment condo units;
  • 125 underground parking spaces accessed from the rear lane.

Under the site’s existing C-2 zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Director of Planning. The full application details can be viewed here: http://development.vancouver.ca/6333wblvd/index.htm.

19-Unit Building Proposed for Kingsway

A development application has been filed for a C-2 zoned site at 900 Kingsway, at St. Catherine’s Street, in East Vancouver. The plan, tentatively titled “Kensington Views”, is for a 4-storey building with:

  • 19 condo units (6 one-bedrooms, 8 two-bedrooms and 5 three-bedrooms)
  • 3,774 SF of retail space
  • one level of underground parking
  • a total density of 2.50 FSR
