Market Spotlight: Rezoning Applications Heading to Public Hearing
Quite a few rezoning applications are scheduled for referral to public hearing at City of Vancouver Council next week. Here’s a snapshot:
Intracorp is proposing to build a six-storey residential building with lane-fronting two-storey townhouses containing a total of 56 condo units on this 3-lot assembly that totals 22,902 SF. The proposed density is 2.41 FSR.
506 West 60th Avenue and 7645-7685 Cambie Street
Cambie Street Management Corp., in partnership with the Church of God, is looking to rezone three lots at Cambie and 60th to develop two six-storey buildings with 129 rental units and 3,500 SF of church space at grade. The total site area is 31,569 SF, and the total proposed density is 2.70 FSR.
5805 Wales Street (Avalon Dairy Site)
Avalonna Homes Ltd. is seeking to rezone this former dairy farm property with a heritage designation for the development of 54 townhouse units. The 50,841 SF site is located in East Vancouver near Wales and East 43rd Avenue. The existing farmhouse is listed as a Heritage “A” and will be preserved as part of the rezoning. The total density is 1.20 FSR.
508 West 28th Avenue and 4439-4461 Cambie Street
Yet another Cambie Street proposal. This one is by RDG Management, looking to build on this three-lot assembly totaling 28,498 SF. The plan is for a six-storey residential building with a total of 65 condo units. The total density is 2.58 FSR.

After almost two years, this rezoning application is moving forward. A partnership between Bosa Properties and the Central Presbyterian Church has been planning to rezone the Church’s property at the Southwest corner of Thurlow and Pendrell.
The 17,287 SF site is up for rezoning to allow a 22-storey apartment tower, with a mix of uses in the building including: a church, a day care, retail and social housing.
The total building height is 207 ft. and the density is 9.45 FSR.
