6-Storey Micro Dwelling Building Proposed for Main Street

A development application has been submitted for a vacant parking lot site on the East side of Main Street between Powell and Alexander Street. The site at 138 Main Street, is zoned DEOD and is 6,000 SF in size.

The plan calls for a 6-storey micro-dwelling building under the City’s Social Housing or Rental Tenure (SHORT) program, which was launched in 2017 and is a pilot program with a target of 1,700 affordable housing units.

The developer is the Anhart Foundation, which acquired the site in 2018. The project, entitled Jubilee 2, will be the first of Anhart’s privately developed affordable housing under this model and will replace the Jubilee rooms which they sold in 2017.

Details of the proposal include:

  • 70 micro dwelling units (28 market rental & 42 social housing units;
  • Units range in size from 250 to 320 SF;
  • retail at grade;
  • a shared lounge and roof deck;
  • a building height of 75 feet;
  • a total density of 5.1 FSR;
  • no vehicle parking spaces.

Under the site’s existing DEOD zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Development Permit Board.

The SHORT application process is aptly named as it’s goal is to cut the permitting time in half compared to a regular development application. (12 weeks for development permit).

The architect for the project is Birmingham and Wood Architects .

The site sold in 2018 for $4,250,000, or $139 per buildable SF based on the application.

49-Unit, 4-Storey Infill Building Planned for Kingsway Site

A development application has been submitted for a 17,970 SF site on Kingsway in East Vancouver, on the South side of the Street between East 19th and East 20th Avenues. The site at 1050 Kingsway is improved with an older 2-storey commercial building and is zoned C-2 which allows a maximum density of 2.50 FSR.

The proposal for the site includes a 4-storey mixed-use building consisting of retail, restaurant and residential on the main storey, and residential use on the second to fourth storeys. Details include:

  • 49 residential units;
    • 6 studios, 31 one-bedrooms & 12 two-bedrooms;
  • 7,307 SF of retail space;
  • a total density of 2.47 FSR;
  • a total building height of 50 ft.;
  • two levels of underground parking with 78 spaces;
  • a roof deck with amenity space.

Under the site’s existing C-2 zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Director of Planning.

The architect for the project is Matthew Cheng.

4-Storey Office/Wholesale Building Planned for Mt. Pleasant Site

A development application has been submitted for a 24,156 SF I-1 zoned site at the Southeast corner of West 4th Avenue and Columbia Street in Mount Pleasant. The site is currently improved with an older industrial building and surface parking lot at the corner.

Plans for the site include a new 4-storey building with mezzanine mixed-use building. Including:

  • three levels of office over one level of wholesale space;
  • 109,485 SF of total space;
  • 73,443 SF of office space;
  • 36,497 SF of wholesale space;
  • a total density of 3.0 FSR;
  • a building height of 60 ft.;
  • two levels of underground parking.

Under the site’s existing I-1 zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Director of Planning.

The architect for the project is Taylor Kurtz.
