Beach Towers Proposal Approved, 633 Main Street to Council Tomorrow

After numerous nights of discussion, Vancouver City Council approved the Beach Towers proposal (view it HERE) this morning.  The project will add 133 units and nearly 100,000 square feet of density to the property.

Council will get back at it on Wednesday night when a proposal for 633 Main Street by Blue Sky Properties (view it HERE) is contemplated.  The proposal is for 188 units over 16 storeys with retail at grade.

City Council Pushes Back Vote on Controversial Beach Towers Rezoning

After more than 50 Vancouverites signed up to speak at a public hearing Tuesday night, city council planned to push back its vote by two weeks on a controversial plan to rezone a prime piece of waterfront real estate in the city’s West End.

Many of the planned speakers were locals asking city hall either to reject the plan or force affordable housing into a Beach Towers rezoning application that proposes the development of 133 units available at above-market rental prices.

“We want a third of these units to have a starting rent that’s targeted to the median income in our community,” said Christine Ackermann of the West End Residents Association. “I think it’s our job to push city hall for more affordability and I think they can get it.”

Beach Towers Rezoning Goes To Council

1600 beach_1Devonshire Properties‘ plan for Beach Towers (1600 Beach Avenue and1651 Harwood Street) goes to council next week. The plan is to rezone from RM-5A to CD-1 to add 133 units on the existing four tower property with new infill development to be added as follows:

  • on the Beach Avenue site, 118 new market rental units located within a four-storey building fronting Beach Avenue and a nine-storey building at Harwood and Cardero streets, a one-storey amenity building at Beach and Cardero streets, and enclosure of the bases of the existing towers, thereby increasing the allowable floor area by 89,095 sq. ft.; and
  • on the Harwood Street site, 15 new market rental units located within two- and three-storey buildings, thereby increasing the allowable floor area by 10,906 sq. ft.

From the City’s rezoning report: “This application helps achieve City housing policies, specifically through the creation of a total of 133 units of new secured market rental housing. Staff have assessed the application and support the uses and form of development….Staff recommend that the application be referred to a Public Hearing, with the recommendation of the General Manager of Planning and Development Services to approve it, subject to the Public Hearing.”
