35-unit Condo Slated for Main & 35th

A rezoning application has been submitted by Bogner Development Group for a small site at the corner of Main and East 35th.

The 10,000 SF site is an assembly of 3 duplexes at 5107-5119 Main Street and 196 E 35th Avenue is currently zoned RT-2. The proposed redevelopment anticipates a 6-storey condo building that includes:

  • 37 condo units;
  • 4 studios, 16 one-bedrooms, 13 two-bedrooms, 4 three-bedrooms;
  • A total density of 2.34 FSR;
  • A building height of 65 ft.;
  • 32 vehicle parking spaces and 72 bicycle parking spaces.

The application is being considered under the Little Mountain Adjacent Area Rezoning Policy.

The architect for the project is Integra Architecture.

The site was purchased in 2018 for $9,915,000 or $351 per buildable SF based on the application.

15-Storey Rental Tower Planned for West 41st Site

A rezoning application has been submitted by Bogner Development for a three-lot land assembly on West 41st Avenue at Columbia Street, two blocks East of Oakridge Centre.

The 22,643 SF site at 208-232 West 41st Avenue is currently zoned RS-1 and improved with three single family houses.

The proposal is for a 15-storey rental building including:

  • 156 market rental units;
  • 23 studios, 80 one-bedrooms, 42 two-bedrooms & 11 three-bedrooms;
  • 7,000 SF of retail space at grade;
  • amenity space on the rooftop;
  • a total density of 5.84 FSR;
  • a maximum building height of 169 ft.; and
  • 95 underground parking stalls and 290 bicycle spaces.

The application is being considered under the Cambie Corridor Plan.

The architect for the project is GBL Architects.

West 41st Townhouse Development to Include 40 Units

Bogner Development Group has applied to rezone a single family lot assembly comprising 43,920 SF at the corner of West 41st Avenue and Columbia Street. The plan for 146-186 West 41st Avenue and 5726 Columbia Street is to rezone from RS-1 to CD-1 to allow a new townhouse development that includes:

  • two four-storey buildings on West 41st Avenue;
  • four two-storey buildings at the lane;
  • a total of 40 market units;
  • a total density of 1.87 FSR;
  • a height of 40 ft.; and
  • one level of underground parking with 71 vehicle parking spaces and 99 bicycle spaces.
