58-Unit Rental Project Slated for Central Lonsdale Site

Adera has submitted a rezoning application for a 14,932 sq ft. site they own at 1220 St. Georges Avenue at the Northeast corner of St. George’s and East 12th in the Central Lonsdale area of North Vancouver. The site is one block south of the Lions Gate Hospital and east of the Fire Hall.

The proposal would replace an existing 23-unit rental apartment building at 1220 St. Georges that was built in the late 1950s.

The proposal for the site is a new 6-storey rental building that includes:

  • 58 units;
  • 17 studios, 23 one-bedrooms, 12 two-bedrooms & 6 three-bedrooms;
  • a total density of 2.59 FSR;
  • a rooftop amenity deck;
  • a building height of 59 ft.;
  • 32 underground parking stalls.

The architect for the project is Integra Architecture.

The site was acquired in 2019 for $8,025,000 or $207 per buildable sq ft. based on the application.

23 Rental Units Slated for Lower Lonsdale Site

A rezoning application has been submitted by Three Shores Development for a 6,000 sq ft site at 133 East 4th Street in the Lower Lonsdale area of the City of North Vancouver. The site is currently improved with the Gospel Hall Church which is relocating.

The proposal is a 6-storey rental building consisting of:

  • 23 rental apartment units, three of which are mid- market rental units;
  • 12 one bedrooms, 5 two-bedrooms & 6 three-bedrooms;
  • a private 2,700 sq ft daycare on the lower level;
  • a total density of 2.55 FSR;
  • a building height of 43 ft;
  • 1 on-site parking stall for the childcare use.

The architect for the project is Integra Architecture.

69 Rental Units Proposed for Lower Lonsdale

A rezoning application has been submitted by Three Shores Development for a mid-block site at 145-153 East 4th Street in the Lower Lonsdale area of North Vancouver.

The plan for the 17,284 SF calls to allow a new 6-storey rental apartment building. The existing site consists of two older apartment buildings totaling 20 units that will be replaced.

Details include:

  • 69 market rental units;
  • 7 mid-market rental units;
  • 20 studios, 29 one-bedrooms, 10 two-bedrooms & 10 three-bedrooms;
  • a total density of 2.57 FSR;
  • 52 underground parking spaces.

The architect for the project is Integra Architecture.

The site had been listed for sale in 2019 with an asking price of $9,850,000.
