8.2 acre Coquitlam School Site Up for Sale

Coquitlam’s School District No. 43 has placed a former elementary school site up for sale through an RFP process. The RFP describes the 8.2 acre site as a: “development property within a 5 minute walk of the Evergreen Line’s Inlet Centre Station. Conceptual development plans indicate the potential for 400 to 600 resident homes plus park space.”
The site actually sits on the border of Port Moody.

Long-Vacant Lot in Coquitlam to be Redeveloped

A controversial piece of property in central Coquitlam that’s sat vacant for years will get a new lease on life, in a move that was widely opposed at a public hearing Monday.The property is located at 1649 Como Lake Ave., directly west of the Chevron station at the intersection with Poirier Street.

The proponent, represented by Tideway Developments, wants to consolidate two lots at 1649 and 1665 Como Lake Ave. to make way for a one-storey, 6,600-square-foot development encompassing four businesses.

What those businesses will look like remains unclear, as the developers are still seeking interested parties. The city’s zoning policy allows only for businesses like a grocery store, specialty food retailer, flower shop or seasonal Christmas tree stand.

The rezoning was endorsed unanimously, despite a handful of residents at the public hearing citing concerns around increased traffic, crime and vandalism, a loss of property values, and the belief that commercial units don’t belong in the neighbourhood.

More Towers for Burquitlam

Two major developers will soon have proposals before Coquitlam city council to add to the massive growth now happening in a neighbourhood with a future Evergreen Line station.

Last week, more than 80 people were at an open house in Burquitlam hosted by Beedie Living, which plans to rezone its property west of the Como Lake Avenue and Clarke Road intersection for a 26-storey residential tower that would link in with the YWCA Como Lake Gardens facility.

Houtan Rafii, Beedie’s vice president of residential development, told The Tri-City News the feedback was positive about its bid to build 180 homes plus seven townhouses and an amenity space for the YWCA to expand its affordable housing services to single mothers and their kids.

Beedie’s proposal, which has been formally submitted to city staff, would also include a multi-level parkade as well as a vehicle roundabout, close to the Evergreen station. Rafii said Beedie’s bid fits in with the city’s transit-oriented development and affordable housing strategies.
