Openform Properties has submitted a development application for a 12,090 SF site at 288 West 8th Avenue, at the Southeast corner of West 8th and Alberta Street in mount Pleasant for a new office/light industrial building.

The site is currently improved with a 2-storey office building that was built in 1998.

The plan for the site is a new 5-storey mixed-use building, containing two levels of Manufacturing use, three levels of Office + rooftop amenity on this site. Details include:

• 36,260 SF of office space;
• 18,130 SF of light industrial/manufacturing space;
• a total density of 4.50 FSR;
• a building height of 95.7 ft.;
• Two levels of underground parking having access from the lane.

Under the site’s existing I-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.

The architect for the project is MA + HG.

PC Urban has applied to the City of Vancouver for permission to develop a new 6-storey at 2410 Columbia Street in Mount Pleasant.

The site is located at the southeast corner of Columbia Street and West 8th Avenue with a total site
size of 12,144 SF. The corner site fronts on to Columbia Street to the West, W. 8th Avenue to the North; the Milano coffee building shares an interior property line on the eastern side of the site.

The proposal for the site is a mixed-use commercial building with Industrial on level 1 to 2 and Office on level 3 to 6, with:

• A building height of 100.0 ft.;
• A density of 4.50 FSR (gross buildable of 54,591 SF);
• Two levels of underground parking providing 53 parking spaces having vehicular access from the lane.

Under the site’s existing I-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.

The architect for the project is MCMP Architects.

Beedie & Abcellera have formally submitted their rezoning application for the Vancouver-based biotechnology company’s new campus at 110 West 4th Avenue. The project is a joint venture between Beedie and Abcellera.

The proposal is to build a 9-storey office and laboratory building on the 30,205 sq ft site, changing the zoning from I-1 to a new CD zone. The proposal includes:

• 221,343 sq. ft. of office & labratory space;
• a total density of 7.0 FSR;
• A building height of 151 ft.;
• 268 underground parking spaces and 88 bicycle spaces.

The application is being considered under the Metro Core Jobs & Economy Land Use Plan andPolicy on Consideration of Rezoning Applications during the Broadway Planning Process.

The rezoning and development permit application review process will take place concurrently.

Abcellera will also occupy the neighbouring 4-storey office building currently under construction.
