First Major Rezoning Proposed Under Grandview-Woodland Plan

The City of Vancouver has received the first major rezoning application for a site in the Grandview-Woodland Community Plan.

The proposal is for a 29,112 SF site owned by Intracorp at the corner of East 11th Avenue and Victoria Drive, currently occupied by older lowrise residential buildings, including a heritage house. The plan calls for rezoning from RM-4 to permit the development of a 10-storey residential building with a 6-storey residential podium.

The proposal includes:

    • 149 units (76 rental & 73 strata);
    • A total density of 3.58 FSR;
    • Relocation and designation of a Vancouver Heritage Register Category “B” heritage house (on-site);
    • A height of approximately 103.4 ft.; and
    • 108 underground parking spaces.

1837 E 11_2 1837 E 111837 E 11_1This application is being considered under the Grandview-Woodland Community Plan which dictates that 50% of the gross floor area can be condos if 50% of the gross floor area is rental housing.

The architect for the project is Perkins + Will.

Latest Marpole Proposal Features 38-Units

Bold Properties has submitted their rezoning application for a five-lot assembly on Oak Street between West 67th Avenue and West 70th Avenue. The assembly at 8378-8432 Oak Street is a total of 18,924 SF, and the proposal is for a 6-storey residential building that includes:

  • 38 units;
  • 30 two-bedrooms and 8 three-bedrooms;
  • a total density of 2.49 FSR;
  • a building height of 73 ft.; and
  • 52 vehicle parking spaces and 48 bicycle parking spaces.

Rezoning of Turner’s Dairy Property Includes 13 Units

The City of Vancouver has received a rezoning application for the Turner’s Dairy property, a commercial/industrial building built in 1913 and located at the southwest corner of Ontario Street and West 17th Avenue in Vancouver. The RS-7 zoned site is 11,812 SF.

The building was bought in 1978 by the Hemani family and converted to a manufacturing space for the family business: leather goods, and has operated there since that time.

The rezoning proposal is for the adaptive reuse of the existing 3-storey building, including:

  • heritage restoration and designation;
  • a total of 13 market residential units in stacked/courtyard rowhouse form;
  • a total density of 1.82 FSR;
  • a building height of 35 ft.;
  • 20 vehicle parking spaces; and
  • 18 bicycle spaces.
