202-Unit Project Proposed for Cambie and W. 35th Ave

A rezoning application for 10 single-family lots located at 4949-5109 Cambie Street goes to public hearing next week.

Washington Properties (whose project you might be familiar with on West 41st across from Oakridge) is planning the development of three six-storey concrete residential buildings containing a total of 202 units all over two levels of underground parking. The total site frontage is 626 feet, and the total site area is 76,825 SF.

Washington’s website suggests the units will all have air conditioning and “high” ceilings.

The Cambie Corridor Plan suggests this site can achieve 1.75 to 2.25 FSR, but before a road dedication and a transfer of heritage density, the proposed density is 2.39 FSR (or 2.60 FSR after the road dedication). Approximately 20% of the $5.5 Million CAC will be the transfer of heritage density.

The site was acquired between 2011 and 2012 for $34,098,000, or $186 per buildable SF.

51-unit Rental Building Moves to Public Hearing

The owners of a site located at 3120-3184 Knight Street (at East 15th Ave) are seeking final approval at public hearing next week for a rezoning from RT-2 to CD-1 District to permit the development of a five-storey residential building with 51 market rental units.

Currently, three rental apartment buildings, built in the 1950s, exist on the site. The buildings are three storeys in height and contain a total of nine rental units. The location of the development, on an arterial street and within 500 metres of an identified local shopping area (Commercial Drive and East 16th Avenue), qualifies the site to be considered, under the policy, for a building of up to six storeys in height.

The application was made last year under the Affordable Housing Choices Interim Rezoning Policy (IRP), and in accordance with that policy, the application seeks increased height and density in return for all proposed housing units being secured as for-profit affordable rental housing for the longer of the life of the building and 60 years. The rezoning, if approved, would result in an increase of rental units on this site of over 400% — from the existing 9 units to 51 units.

7-Storey Mid-rise Pitched for Lower Lonsdale

The third of four mixed-use commercial/residential tower projects proposed for Lower Lonsdale is now coming up for scrutiny by council and the public.

Developer Polygon is looking to build a sevenstorey tower (five storeys of residential on two storeys of commercial) at 255 West First St. and 260 West Esplanade, currently home to Hollyburn Family Services and Family Services North Shore.

If approved, the building will have 208 one, two, or three-bedroom condo units, at least 62 of which have adaptable designs, to accommodate seniors and people with mobility issues. Measured from First Street, the building would be 52.5 feet tall, according to a city staff report.

Previously, Polygon had pitched a 16-storey highrise for the site, but later abandoned those plans.
