Polygon Proposing 95-Unit Waterfront Project in North Vancouver

Polygon Homes has submitted a rezoning and OCP amendment application to the District of North Vancouver. They are proposing to redevelop 4 industrial lots on Dollarton Highway, just East of Cates Park. The plan calls for a 95 units; broken down as 80 condominium
units in three, 4 storey apartment buildings; and, 15 townhouses in five blocks containing 2 to 4 units, arranged along the waterfront.

Dollarton_PolygonThe 4.74 acre site consists of 4 industrial lots located on the south side of Dollarton Highway, immediately west of Cates Park/Whey-au-Wichen as illustrated on the aerial photograph.

The site is currently occupied by Noble Towing (Dollarton Shipyard) and McKenzie Barge and Marineways and has been historically used for ship building/repair purposes.

6-Storey Rental Project Proposed for Cambie & W 60th

South Street Development Group have applied to the City of Vancouver to rezone 506 West 60th Avenue and 7645-7675 Cambie Street from RT-1 to CD-1 to allow for two 6-storey buildings rental buildings. The project would be considered under the Rental 100 program.  The proposal consists of:

    • 138 secured market rental units;
    • 3,500 SF of assembly church space;
    • a density of 2.88 FSR;
    • a maximum height 71.5 ft; and
    • 90 parking spaces

West End Community Plan Approved

Vancouver city council has approved a controversial West End neighbourhood plan that outlines development in the area for the next 30 years.

The plan aims to strike a balance between development pressures and preserving the West End’s quiet, tree-lined streets, where 45,000 people live in only 112 blocks.

It gives developers and planners a road map for the foreseeable future that permits infill development in the centre of the neighbourhood and taller towers on busy corridors around the edges.

West End Plan_2Coun. Tim Stevenson says the city expects $600-million will be invested in the neighbourhood over the next 30 years.

“We’ll certainly see more density because we’re expecting seven- to 10-thousand more people in the next 20 years, and we obviously have to accommodate that,” said Stevenson.
