Larco Seeks Approval to Build First Phase of Arbutus Village

Larco has applied to the City of Vancouver for permission to develop the first phase of Arbutus Village. The plan calls for development of the Northeast corner (“Block A”) of the 7-acre site with one mixed-use building comprising office space, a below-grade self-storage facility, a grocery store, and residential rental apartments. The proposal includes the following:

    • a mixed-use building comprising office space and a grocery store on the ground floor, and seven floors with 215 apartments units above;
    • total floor area of 395,000 SF (including 120,000 SF below-grade self-storage facility and a 54,000 SF new Safeway grocery store);
    • four levels of underground parking (374 spaces) and self-storage facility, accessed off of a proposed Yew Street extension.
    • First step will be demolition of the Northeast portion of the existing mall, followed by new internal streets and eventual relocation of Safeway

The rezoning for the site was approved back in July 2011, but no further development approval activity has taken place since. The whole plan calls for 508 residential units. The development application effectively quiets any previous rumours that the site may have been for sale.

The Development Permit Board meeting is scheduled for this application on September 8, 2015. Subsequent phases of the project will require additional development permits.

Sobey’s Ordered to Sell Two Metro Vancouver Stores

As reported by CBC, the Competition Bureau has ordered Sobey’s Inc. to sell 23 stores in Western Canada before it will approve its $5.8-billion purchase of grocer Safeway Canada.

The Nova Scotia-based supermarket chain says it has agreed to put the supermarkets on the block and it expects to close the acquisition of the Canadian assets of Safeway in early November.

The two affected Metro Vancouver properties are:

This is a 4.5 acre site in the heart of Tsawwassen’s commercial area. The property is zoned C-1. It is assessed at $11,977,000.

Empire Sells 68 Safeway Properties to Crombie REIT in $990M Deal

STELLARTON, N.S. — Empire Company Ltd. announced a plan Wednesday to sell 68 Safeway properties in a sale-leaseback deal with Crombie REIT for $990 million in cash.

The company, which owns the country’s second-largest grocer Sobeys Inc., said the properties involved in the sale are located in British Columbia, Alberta, Saskatchewan and Manitoba.

In early June, Empire signed an agreement to buy more than 200 grocery stores from Canada Safeway Ltd. in a $5.8-billion deal. At the time, it said that it intended to finance the acquisition with a $1 billion sale-leaseback that it would first offer to Crombie REIT.

“We are pleased to announce this sale leaseback transaction between Sobeys and Crombie REIT,” Empire president and chief executive Paul Sobey said in a statement.

“The sale proceeds will be used by Sobeys to assist in the funding of the Canada Safeway acquisition which provides Sobeys with a much stronger presence in Western Canada and allows them to benefit from increased economies of scale.”

Sobeys Snaps Up Safeway in Western Push

In a $5.8-billion deal that will reshape Canada’s grocery industry, Sobeys Inc. is buying Safeway Inc.’s Canadian division to beef up its western business and take on intensifying competition.

The deal, announced late Wednesday, will solidify Sobeys’ position as the country’s second-largest grocer and put pressure on Loblaw Cos. Ltd., the leading player in the sector, which has struggled to make gains over the past several years.

“The acquisition of Canada Safeway represents an excellent strategic fit, strengthening our presence in Western Canada,” said Paul Sobey, chief executive officer of Sobeys‘ parent company Empire Co. Ltd.

The agreement comes at a time of growing competition in food retailing as discount giant Wal-Mart Canada Corp. rapidly adds more grocery aisles to its stores and U.S. rival Target Corp. opens its first outlets in this country, raising the competitive stakes for everyone.

Robson Retail Sold for $23.5 Million

An air space parcel at Robson and Denman containing 3 retail units has been sold by Canada Safeway. ‘The Shops on Robson’, 1716-1798 Robson Street was offered for sale by Safeway in the fall of 2012. The 13,203 sq ft property was built in 2008; is fully leased to Vancity, BC Liquor and CIBC, and is shadow anchored by the Safeway store located above. The $23,500,000 purchase price represents a 5.8% cap rate and a 6.3% cash-on-cash return. The buyer was a local investor.
