Ladner Shopping Centre Sells in $64.5 Million Deal

Investors Group has sold Trenant Park Square, a 138,716 square foot,
open format, grocery and drugstore anchored retail centre located in the Ladner area of Delta, B.C. to Keltic Canada, for $64,500,000, or a 4.8% cap rate. The property was built in 1989 and sits on a 9.7 acre site with future development upside.

The property was listed and sold by Jones Lang Lasalle. It is anchored by FreshCo. and London Drugs; other tenants include RBC, Dollarama, Starbucks, Cobs Bread, Subway and Kin’s Farm Market.

A 2-storey retail and aparment building on a prime stretch of West 4th Avenue has sold for $8,800,000. The building at 2041 West 4th is located on a 50 ft. lot and is zoned C-2B. The ground floor retail is currently leased to Turf for the next 6 years. The upstairs consists of two higher end rental units.

The sale price equates to $1,050 per SF for the building.

184 Condo Units Planned for Port Moody Site

An OCP Amendment and Rezoning Application has been submitted by Porte Communities for a site located at 1865-1895 Charles Street, on the Western part of Port Moody.

The 96,000 SF site was sold by our team in 2017.

The proposal consists of two condo buildings (appearing as 4-storey and 5-storey buildings on front elevation) that includes:

  • 184 condo units;
  • 79 one-bedrooms, 86 two-bedrooms & 19 three-bedrooms;
  • a total density of 1.85 FAR;
  • 279 underground parking spaces.

Due to the slope of the site, the rear building is technically 8-storeys and would require an OCP Amendment. The lots will be rezoned from RS-1 single family to RM-8.

The architect for the project is GBL Architects.
