Oakridge Land Assembly Slated for Rental Tower

A rezoning application has been submitted to the City of Vancouver for a three lot land assembly at 441-475 West 42nd Avenue, just East of Cambie Street and Oakridge Centre.

The 18,791 SF site was designated for rezoning in the Cambie Corridor Plan Phase 3, which identified several sites near Oakridge for higher density. The designation allows for 80% market rental, with 20% below market.

The proposal consists of an 18-storey secured market rental residential building with a 4-storey podium over one level of underground parking and includes:

  • 124 rental units (including 29 below market rental units);
  • A rooftop indoor/outdoor amenity space and a children’s play space above the podium;
  • A building height of 202.5 ft;
  • A total density of 6.67 FSR ; and
  • 39 parking spaces and 4 car-share parking spaces; and
  • 291 bicycle parking spaces.

This application is being considered under the Cambie Corridor Plan.

The architect for the project is Urban Solutions Architecture.

539 Units, Two Towers Planned for Burquitlam Site

Townline Homes, in partnership with Quadreal, have submitted their application to the City of Coquitlam for the 1.6 acre site that they own at 675 North Road and 668 Whiting Way in the Burquitlam area. The site is located on the east side of North Road, and is bound by Whiting Way to the east, Shepherd Avenue to the south, and North Road to the west.

The site is currently improved with two older lowrise apartment buildings totaling 593 units. It is located in the Burquitlam-Lougheed Neighbourhood Plan and is designated Transit Village Commercial.

Detail of the proposal include:

  • a 45-storey condo tower & 18-storey rental tower;
  • 385 market condo units;
    • 214 one-bedrooms, 119 two-bedrooms & 52 three-bedrooms;
  • 154 rental units inclusive of 20 below-market rental units;
    • 27 studios, 58 one-bedrooms, 35 two-bedrooms & 14 three-bedrooms;
  • 17,700 SF of retail space (strata retail units);
  • 665 parking spaces;
  • 35,300 SF of common amenity space;
  • tower heights of 470 ft. and 200 ft.;
  • a total density of 6.0 FAR;
  • a new east/west pedestrian connection;
  • $16 Million in bonus density funds & $230,000 in CACs

The architect for the project is Dialog.

The site sold in 2018 for $46,000,000, or $108 per gross buildable SF.

Application for Next Phase of Cambie Gardens Envisions Three Towers at Cambie & 57th

Onni has applied to the City of Vancouver for a development permit for the next portion of their Cambie Gardens project (the former Pearson Dogwood site). 
 
The overall Cambie Gardens project recieved rezoning in 2017, and individual development applications were approved in the past year for the first phase, including Parcels A, C & E which combined comprise four buildings, 548 condos, 138 social housing units and 50 Pearson supportive units, as well as a community health centre.
 
Parcel D is 2.9 acres and located at the Northeastern corner of the site, at the corner of Cambie Street and West 57th Avenue. This parcel acts as the main gateway to the overall Cambie Gardens site.
 
Details of the proposal for Parcel D include:
 
  • Three residential towers – two at 28 storeys & one at 24-storeys;
  • 488 condo units;
    • 5 studios, 228 one-bedrooms, 231 two-bedrooms & 24 three-bedrooms;
  • 223 non-market rental units;
    • 67 studios, 46 one-bedrooms, 66 two-bedrooms & 44 three-bedrooms;
  • 30 Pearson supportive units;
  • 85,019 SF of retail space;
  • a significant public plaza at the Northeast corner to accomodate a potential future Canada Line Station;
  • tower heights of 243 ft. & 285 ft.
  • 5 levels of underground parking accessed from Paulson Street.

The application describes the design rationale: “The northern portion of the block has a single tower marking the corner of West 57th Ave. and Internal Street 2 with a mid-rise extension parallel to West 57th Ave. The northern and southern edges of the north building offer commercial spaces along West 57th Ave. and the internal public plaza. The southern block has two towers, each with a mid-rise extension. One tower sites at the southern edge of the transit plaza, serving as a landmark and reinforcing the plaza as the site gateway.”

The remaining phases comprise over one million square feet of additional market and non-market density.

The architect for Cambie Gardens is IBI Group.
