City Backtracks on Towers at Broadway and Commercial

It appears as though there has been heavy public opposition to the idea of towers near Broadway and Commercial as proposed in the recently presented Grandview Woodlands Community Plan.

The preliminary plan, presented at open houses last month suggested a dozen tower sites of 22-36 storeys within a 5-minute walk of the Commercial/Main Skytrain Station.

Here is an excerpt from a recent planner update:

“We are still in the process of gathering input on all aspects of our Emerging Directions work – and many of you have already taken the time to share your feedback on the DRAFT policies.That being said, we have heard clearly from the community that there is serious concern about the extent and height of tower building forms in the vicinity of the station area. In light of this, I wanted to let you know that we will not be proceeding with the proposal as presented in the sub-area policy for Broadway and Commercial.

While we’ve heard support through the planning process for additional density in the Broadway & Commercial area, we know that community members would like to see options of building forms explored that are different than the concentration of tall towers proposed in June.”

City of North Van Closes Onni Deal with $1M Land Sale

City closes Onni deal with $1M land sale.

The long and, at times, rough public process for the Onni Safeway site development has come to a definitive end. The Onni towers got their fourth and final reading from council before just a handful of council watchers in the City of North Vancouver gallery Monday night, a stark contrast to the overflow crowds that came out to the two public hearings held in March and November last year.

Onni has been on track for approval since a second pubic hearing was held in March for the 344 units of housing in 24-storey and 18 storey towers, along with an eight-storey office tower and 40,000 square feet of commercial space. Council narrowly voted in favour of the development at the end of the hearing.

In keeping with the contentious public process that dogged the project, the final approval came with one last political provocation at the council table.

Port Moody residents interested in proposed development guidelines for neighbourhoods like the western gateway and Moody Centre should attend Tuesday night’s council meeting.

Staff will be presenting the draft official community plan and discussing options for public consultation.

Most of the changes proposed in the draft OCP are in Moody Centre, where the city is pursuing transit-oriented design principles to increase density around the Evergreen Line stations. The vision for areas around the Ioco and Moody Central stations suggests the most significant changes within a 400- and 800-metre radii (or five- to 10-minute walking distance) of the stations, including high-rise towers.
