23-Storey, 224-Unit Rental Tower Planned for Kitsilano Site

Townline Homes has submitted a rezoning application for a site on West 8th Avenue West of Yew Street in the Kitsilano neighbourhood.

The 18,750 SF midblock site is located in the Broadway Plan in the Kitsilano North – Area A subarea.

The proposal for the site is to allow for the development of a 23-storey rental tower with a 4-storey podium and the conservation of two heritage houses. The proposal includes:

  • 224 rental units;
  • 63 studios, 73 one-bedrooms, 66 two bedrooms & 11 three-bedrooms;
  • 20% below-market rental units;
  • A total density of 7.15 FSR; and
  • A building height of 239 ft. with additional height for rooftop amenity space.

This application is being considered under the Broadway Plan.

The architect for the project is Francl Architecture.

22-Storey Rental Tower Proposed for West End Site

Townline Homes has submitted a rezoning application for a site at the northeast corner of Davie Street and Cardero Street in the West End of Vancouver. The proposal for the 17,290 SF site contemplates the replacement of a 4-storey, 33-unit condo building with a 22-storey rental tower.

A previous DP application for this site was originally submitted by Townline in 2022, proposing a tower with 96 condo units and 32 social housing units. The existing RM-5D zoning allows 7.0 FSR with 5,500 SF floorplates.

Details of the proposal include:

  • 198 market rental units;
  • 20% below-market rental units (approximately 37 units);
  • a total density of 8.0 FSR;
  • 6,600 SF floorplates;
  • A building height of 226 ft. with additional height for mechanical appurtenances.

This application is being considered under the West End Community Plan.

The architect for the project is Boniface Oleksiuk Politano Architects.

The site was acquired in 2018 for $45,250,000 or $326 per buildable SF based on the application.

Oakridge United Church Site Slated for Redevelopment

Townline Homes has filed an application to rezone the Oakridge United Church property located at 305 West 41st Avenue from RS-1 to CD-1. The preliminary plan for the 18,960 SF site two blocks East of Cambie is for a new 6-storey residential building that includes new church space for Oakridge United:

    • 58 residential units;
    • a replacement church space;
    • a building height of 68 ft. ;
    • a density of 3.33 FSR (0.32 FSR for church, 3.21 for residential)
    • 74 underground parking spaces and 73 bicycle parking spaces.

This application is being considered under the Cambie Corridor Plan. The architect for the project is Patrick Cotter of ZGF Cotter Architects Inc.
