39-Unit Townhouses Planned for Maplewood Village Area

Anthem Properties has submitted a rezoning and development permit application for a 5-lot land assembly in the Maplewood Village area of North Vancouver. The site at 2049-2059 Heritage Park Lane, is located just South of Mt. Seymour Parkway and just West of Seymour River Place, in the northwest corner of the Maplewood Village Centre. Maplewood Farms is directly south of the property.

Anthem also completed the 61 unit project adjacent to the site in 2015, called Maplewood Place.

The Official Community Plan designates the site as RES Level 4: Transition
Multifamily (1.2 FSR).

The proposal is for a 3-4 storey townhouse development that includes:

  • 39 units;
  • 10 two-bedrooms, 20 three-bedrooms & 9 four-bedrooms;
  • a total density of 1.20 FAR;
  • rehabilitation of Maplewood Creek along the north frontage;
  • relocation and rehabilitation of Maplewood Creek within Maplewood Farm;
  • A community amenity contribution of $697,041 ($13.00 per SF);
  • 70 parking spaces on one underground level.
