3105-3139 Edgemont Boulevard in North Vancouver has sold for $11,526,175, representing $993 per sq ft and a 4.0% cap rate. The 11,600 SF building is located on the South side of Edgemont Village and includes such tenants as RBC, Starbucks and Cob’s Bread. The property includes 189 feet of frontage on Edgemont Boulevard and a site area of 17,500 SF. The purchaser is a local private equity group.
The danger of “big” ideas is what Park Royal has become. It was at one time an attractive village now it is a mini mega city. Traffic lights, traffic jams, a lot of walking for seniors to get to any place they want to get to. It has taken away the cozy, friendly, village type that it started out to be. Edgemont Village is very special and great care should be taken to add small intimate items where families gather as they are now to have an ice cream, to sit in the library, to sit outside at a coffee house. Really great clothing stores with very good designer clothes with diversity. Do not get carried away with Pubs, nightlife, etc. There is lots of that all over the North Shore. Actually the planning departments of the three North Shore communities have all but taken away the “good life” we all crossed the bridges to get to….A good family restaurant like Norte was great another restaurant would be an asset a food store like Fresh Street Market would also be an asset. But do not change the makeup of what we are all now enjoying. Developers are out for money, residents and visitors should not let that sway them into thinking they are offering a better life. Its a lovely little village but yes more parking underground is required. thank you
