327 Rental Units Proposed for Bonnis Kingsway Property

A rezoning application has been submitted by Bonnis Properties for a 30, 300 SF site that they own in the 600 block of Kingsway at East 16th Avenue, just West of Fraser Street.

The proposal is to allow for the development of two rental towers with a combined 327 units: a 14-storeys (North Tower) and a 25-storeys (South Tower). Additional details include:

  • 120 market rental units (North Tower) and 207 market rental units (South Tower) with 20% of the total residential floor area for below-market units;
  • 18,000 SF of retail space;
  • a private 20-space childcare facility;
  • a total density of 8.50 FSR;
  • A building height of 167 ft. for the North Tower, and 276 ft. for the South Tower.

This application is being considered under the Broadway Plan.

The architect for the project is Perkins&Will.

24-Storey Office Tower Pitched for 50 ft. Granville Street Site

Bonnis Properties has submitted their formal application for 526 Granville Street, a 6,000 SF DD zoned site located on the East side of Granville between West Pender and West Hastings.

The site is currently improved with a 3-storey heritage commercial building.

The proposal for the site is a 24-storey office building that includes:

  • 123,193 SF of office space;
  • 2,573 SF of retail space at grade;
  • A total density of 20.98 FSR;
  • A building height of 335 ft.;
  • retention of existing heritage facade;
  • Payment -in-lieu parking spaces and 95 bicycle parking spaces.

The application is being considered under the Downtown Official Development Plan.

The architect for the project is Perkins + Will.

New Retail & Office Building Planned for 950 Granville Street

A development application has been submitted by Bonnis Properties for 950 Granville Street, a 21,000 SF site (consolidated as 950, 958 and 968 Granville Street) that is currently built out as a retail building. 

The proposal calls for a new 4-storey, commercial building with 3 levels of underground parking, including:

  • 54,000 SF of retail space;
  • 4 ground level CRU’s and 35,000 SF of retail on 2nd and 3rd floors;
  • 18,321 SF of office space on the 4th floor;
  • a total density of 3.38 FSR;
  • 95% site coverage;
  • 102 underground parking stalls on three levels.

Under the site’s existing DD zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Director of Planning.
