Sears Names Concord Pacific as Developer for Metrotown Property

From CNW – Sears Canada Inc. (TSX: SCC) is announcing today that it has entered into a binding agreement with Concord Pacific Group of Companies (“Concord”) to pursue the development of the Sears site located at the Metropolis at Metrotown in Burnaby, British Columbia.  Closing under the agreement is conditional upon satisfaction of conditions such as site investigations, strategic considerations relating to the project, and obtaining the approval from the City of Burnaby for the project, which is expected to take some time.  On June 7, 2013, Sears announced that it had submitted an application to the City of Burnaby regarding nine acres of the Company’s property on and adjacent to its store at that location.

In its June 7 announcement, Sears stated it was seeking approval to develop a comprehensive mixed-use project including the construction of a new Sears department store to replace the existing store.  The vision of the redevelopment is a major urban-infill project consisting of seven residential and office high-rises along with ground-level retail. Concord brings its development experience, depth and diversity to the joint arrangement. Concord develops comprehensive multi-phased urban communities across Canada including Concord Pacific Place in Vancouver and CityPlace in Toronto, Canada’s largest and second largest urban communities respectively.

The arrangement contemplates the sale of a 50% interest in the site for a value of approximately $140 million, subject to adjustments, and the retention of Concord on customary terms to manage most facets of the development.  $15 million of the purchase price is to be paid in cash on closing, with the balance represented by an interest-free long term note secured by Concord’s 50% interest in the property, the principal of which is expected to be repaid out of cash flow over time.

52-Storey Tower Proposed for Brentwood Area

Ledingham McAllister is proposing a 52-storey residential tower at Gilmore Ave. and Halifax St., next to their existing project “Aviara” which is now close to half sold and is currently under construction. The proposal will head to Burnaby City Council next week and if approved, will reach first reading and public hearing in October.

“Aviara II” will include 595 residential units located in a 52-storey tower at the corner of Halifax and Gilmore, with two 4-6 storey buildings located along the Gilmore and Douglas Road frontages. The 2.9 acre site is large enough to accomodate three 25-storey towers, but Ledingham was encouraged to pursue a higher tower to preserve views for developments to the South.The proposal includes 715 parking spaces.

The development is being built at an overall density of 5.0 FAR, after a density bonus of 1.6 FAR under the City of Burnaby’s Brentwood Town Centre “s” designation. The bonus density is being valued at $73 per SF, or $13,265,779.

Stretch of Burnaby’s Hastings Could Get Taller

Stretch of Burnaby’s Hastings could get taller – Burnaby NewsLeader.

A stretch of the north side of Hastings Street could get taller now that a four-storey mixed use development is being proposed for three lots west of Macdonald Avenue.

A public hearing will be held Sept. 24 at 7 p.m. in Burnaby city hall council chambers for the application to rezone 3951, 3959 and 3975 Hastings St. which are currently home to older, one and two-storey commercial and mixed-use buildings, according to a city staff report.

The proposal, designed by Chris Dikeakos Architects [for Bosa], is for a project with commercial space on the ground and mezzanine levels with three stories of condominium apartments above. All parking would be underground with vehicle access from the rear lane.

To meet the requirements of the C8a Hastings urban village commercial district, the development would include a lighted pedestrian walkway within a statutory  right-of-way linking Hastings to the north.

And while the C8a zone restricts an individual user of a  ground-floor commercial space to a maximum building frontage of 66 feet, the report said city staff may support a future relaxation of the restriction for suitably-designed cafes, restaurants, food stores and retailers if needed.

Burnaby’s Tallest Tower Underway

The Brentwood neighbourhood will be home to Burnaby’s tallest tower after the second phase of the SOLO District development held its groundbreaking ceremony Saturday.

Altus The project by Appia Developments will stand more than 550 feet tall, second in B.C. only to the Shangri-La in downtown Vancouver. The 55-storey building will have 48 “floors” due to some levels being double height.

Commercial units, including office space, will take up the first 14 floors, while 280 residential units will make up floors 15 to 48. A 5,000-square-foot, indoor-outdoor amenity space for building residents, dubbed “Club 55,” will take up the rooftop.

A public preview of the new homes was held last Saturday with sales to start this weekend, on June 22.

Recent reports of a slowing real estate market and concerns about an oversupply of condos don’t concern Jim Bosa, president of Appia.

Auto and Commercial Uses Proposed for Lougheed and Boundary Development

A rezoning proposal has been put forward to develop a phased commercial development at 2020 Boundary Road, a site the Northeast corner of Lougheed and Boundary Road in Burnaby. Translink sold the site last year to the Open Road Auto Group for $19.2 Million.

The development will consist of:

  • two or three high-end auto dealerships
  • a 4-storey fully enclosed glass structured car parkade
  • an 8-storey, 85,000 SF office building with underground parking and grade level retail uses
  • a total density of 0.77 FAR

The auto dealerships are proposed to be the first phase of the development, with the commercial uses later.
