Strand Development has submitted an application to rezone a 20,727 SF 3-lot land assembly at 210-262 West King Edward Avenue on the Southwest corner of Columbia and King Edward from RS-1 to allow a rental residential development that includes:

    • one 4-storey building on West King Edward Avenue with 2-storey townhouses facing the lane;
    • 52 market rental apartment units;
    • 3 studios; 29 one-bedrooms; 15 two-bedrooms & 5 three-bedrooms
    • a building height of 44 ft. from grade;
    • a total density of 1.77 FSR; and
    • 54 underground parking spaces and 66 bicycle spaces.

The application is being considered under the Cambie Corridor Plan.

Cressey Planning 74-Unit Project on Cambie

Cressey has applied to the City of Vancouver to rezone a 4-lot assembly sold by our team in 2015 for $20.4 Million.

The plan for the 36,637 SF site at the Northwest corner of Cambie and West 31st Avenue is for two 6-storey residential buildings that include:

  • 74 residential units;
  • 26 one-bedrooms, 27 two-bedrooms and 21 three-bedrooms
  • maximum building heights 69 ft. and 71 ft. from grade;
  • a total density 2.36 FSR; and
  • 157 vehicle parking spaces and 101 bicycle spaces.

The application is being considered under the Cambie Corridor Plan.

15-Unit Building Planned for Cambie & 32nd Ave

The Airey Group has submitted a rezoning application for a site at 618 West 32nd Avenue, at 32nd and Cambie. The plan for the 9,983 SF site is to rezone from RS-1 District to a CD-1 per the Cambie Corridor Plan. The proposal, entitled “Quarry” is for a 6-storey building that includes:

  • 15 residential units;
  • a building height of 71 ft.;
  • a total density of 2.46 FSR;
  • 25,367 gross buildable SF;
  • 29 vehicle parking spaces and 20 bicycle spaces.

The application describes the project as follows:

“The subject site is a large single family lot currently under firm contract, which double fronts Cambie Street and West 32nd Avenue. The Cambie Street frontage of the site is 124.99 feet and West 32nd frontage is 79.88 feet yielding a surveyed area of 9,983 square feet. The site is located immediately to the north of the Elizabeth, an existing 5 storey development fronting Cambie Street. The site slopes from the southeast approximately 8’-3” to the northwest.
The upper two levels of the development step back 8 feet from the lower levels on both the Cambie and the majority of the 32nd Avenue façades. Large decks wrap the east, north and west faces of the 5th floor. The western wall of the 6th floor is further setback to respond to and provide a more gentle transition to the existing single family residential urban fabric of the neighbourhood. This step back allows for an expansive, west facing rooftop deck for the single residential unit of this level. Large sheltering overhangs are provided at both the roof level and the western edge of the sixth floor to extend the use of the rooftop decks on both the fifth and sixth levels.”
The architect for the project is Shift Architecture.

A rezoning application has been filed for an 11,066 SF site at the Southwest corner of Cambie and King Edward; a site that had been orphaned from the adjacent development by Dava Development, “Parc 26” now under construction and nearly sold out. The proposed plan for 512 West King Edward Avenue is for a 6-storey residential building that includes:

  • 50 secured market rental units;
  • a building height of 67.75 ft
  • a density of 3.0 FSR;
  • 37 vehicle parking spaces and 71 bicycle spaces.

The application is being considered under the Cambie Corridor Plan and the Secured Market Rental Housing Policy.

Next Pacific has applied to rezone an 11,128 SF, two lot assembly site at 151-157 West 41st Avenue from RS-1  to CD-1 to allow a townhouse development that includes:

    • a 4-storey building on West 41st Avenue;
    • a 2.5-storey building on Woodstock Avenue;
    • 15 residential units between 833 SF – 1,847 SF
    • a total density of 1.9 FSR; and
    • 19 underground parking spaces and 25 bicycle spaces.

The application is being considered under the Cambie Corridor Plan and Riley Park/South Cambie Community Vision. The architect for the project is DYS Architecture.
