Pennyfarthing Homes has submitted a rezoning application for a 4-lot land assembly at 5079-5161 Ash Street, one block West from Cambie Street at the proposed extension of West 35th Avenue. The proposal is to allow for the development of a 6-storey condo building that includes:

  • 62 condo units;
    • 1 studio, 22 one-bedrooms, 31 two-bedrooms & 14 three-bedrooms;
  • A total density of 2.0 FSR;
  • A building height of 71 ft.
  • 73 vehicle parking spaces and 135 bicycle parking spaces.

The proposed project requires a future extension of West 35th Avenue which would allow access into the Heather Lands Development to the West of the site.

The application is being considered under the Cambie Corridor Plan.

The architect for the project is Shift Architecture.

A rezoning application has been submitted for a six-lot land assembly at 5562-5688 Manson Street, just North of West 41st Avenue in the Oakridge area of Vancouver.

The application is being made by an investor group managed by Mirage Management.

The project, entitled ‘Oakridge Residences’, is to allow for the development of two 18-storey rental buildings and includes:

  • 392 rental units;
  • 20% below market units;
  • a 37-space childcare facility
  • A total density of 5.97 FSR;
  • A building height of 209 ft.;
  • 227 underground parking spaces and 733 bicycle spaces

The application is being considered under the Cambie Corridor Plan.

Align Properties (formerly Vivagrand Properties) has submitted a rezoning application for a four-lot land assembly in the Oakridge Town Centre area at 5589-5661 Baillie Street, between West 39th and West 41st Avenues.

The site is 30,000 sq ft in total and comprises four single family houses.

The site is within the Cambie Corridor OCP, Oakridge area designed for 6-Storey secured rental apartment developments up to 2.5 FSR. The new zoning would be based on RM-9.

The proposal is to allow for the development of two 6-storey rental buildings that include:

  • 120 market rental units;
    • 48 studios, 28 one-bedrooms & 44 two-bedrooms;
  • A total density of 2.50 FSR;
  • A building height of 65 ft.;
  • 76 vehicle parking spaces and 170 Class A bicycle parking spaces

The application is being considered under the Cambie Corridor Plan.

The architect for the project is Integra Architecture.

The architect for the project is GUD Group.

The site was acquired by South Cambie Holdings in 2016 for $5,100,000 or $200 per buildable sq ft.
