Cambie Townhouse Site Sells in $13M Deal

A Cambie Corridor Phase 3 Townhouse site at 46-66 West King Edward has sold in a $12,730,000 to Sightline Properties. The sale equates to $471 per buildable SF.

The three lot assembly totals 22,500 SF and is located within the Townhouse area of the Cambie Corridor Phase 3 Plan. The total permitted density is 1.20 FSR.

Sightline acquired the neighbouring three lots in 2018 for $560 per buildable SF and is launching the pre-sales for their project ‘Just West‘, which will be the first phase. The six lots have now been consolidated.

68-Unit Condo Building Slated for Cambie Street

A rezoning application has been submitted for a three-lot land assembly on Cambie Street, just North of West 62nd Avenue.

The site at 7730-7770 Cambie Street is 25,511 SF and currently zoned RT-1.

The proposal calls for two 6-storey residential buildings with townhouses at grade. Details include:

  • 68 condo units;
    • 6 studios, 21 one-bedrooms, 21 two-bedrooms & 7 three-bedrooms;
  • a total density of 2.70 FSR;
  • a maximum height of 67 ft) for Building A and 61 ft. for Building B; and
  • 94 underground parking stalls and 163 bicycle spaces.

The application is being considered under the Cambie Corrirdor Plan.

The site was assembled in 2016 for $14,200,000, or $199 per buildable SF.

The architect for the project is Ankenman Marchand.

Condos & Office Space Proposed for Cambie Site

Vivagrand Developments has submitted a rezoning application for the site they own at 5812-5844 Cambie Street, at the corner of Cambie Street and West 42nd Avenue.

The site was previously proposed for a mixed-use development up to 10-storeys under the old Cambie Corridor Plan, which was revised for higher densities as part of the areas new designation as the Oakridge Municipal Centre.

The current proposal consists of a mixed-use development with a 32-storey condo tower and a 12-storey office tower over a four-storey podium. It includes:

  • 257 condo units;
    • 170 one-bedrooms, 57 two-bedrooms & 30 three-bedrooms;
  • 106,589 SF of office space;
  • 12,000 SF of retail space;
  • a 37-space public childcare facility and a youth centre;
  • a total density of 9.85 FSR; and
  • • 303 parking spaces and 536 Class A bicycle spaces over four levels of underground parking.

This application is being considered under the Cambie Corridor Plan.

The architect for the project is IBI Group.

A rezoning application has been submitted for a single duplex lot at the Southwest corner of Cambie and West 37th Avenue, directly North of Contessa on Cambie, a 123-unit development currently under construction . The 8,780 SF lot at 526-528 West 37th Avenue is zoned from RT-2.

The proposal consists of a 6-storey residential building over one level of underground parking and includes:

  • 22 condos;
    • 11 one-bedrooms, 6 two-bedrooms & 5 three-bedrooms;
  • a total density of 2.53 FSR;
  • a building height of 67.0 ft.; and
  • 24 underground parking spaces and 47 Class A bicycle spaces.

The rezoning application is being considered under the Cambie Corridor Plan.

The architect for the project is GUD Group.

The site was acquired in 2018 for $9,160,000, or $412 per buildable SF based on the application.
