Revised Plans Envision 14-Storey Strata Office in Coquitlam

Cressey has submitted a development permit amendment application for the site at 2992 Glen Drive, in the Coquitlam City Centre area.

The site was originally approved for a 9-storey office building in 2011, as part of the rezoning for this site and the neighbouring residential sites (M1, M2 & M3). The office tower is the fourth and final phase.

The site is designated City Centre Commercial and zoned C-7 High Density
Commercial. There is a vacant residential sale centre and a surface parking lot on site.

The original plan from 2011 included a 9-storey office tower with 53,000 SF. The new revised proposal is for a 14-storey strata office tower that includes:

  • 78,000 SF of gross commercial space;
  • 64 strata office units;
  • 3 strata retail units;
  • 145 below & above-ground parking spaces;
  • a 6,600 SF outdoor amenity space on the roof and podium deck;
  • a building height of 211 ft.

The architect for the project is RHA Architects.

197 Units Proposed for Burquitlam Site

Allaire Living and Headwater Projects has submitted an OCP Amendment and Rezoning Application for a new multi-family residential project at the southwest corner of Rochester Avenue and Guilby Street in the Burqultlam-Loughheed Neighbourhood Plan area, approximately 750 metres from the Lougheed Town Centre SkyTrain Station.

Plans for the land assembly of 10 single family lots totaling 2.1 acres includes four new multifamily buildings up to 7-storeys in height with two townhouse buildings, and the retention of 3 heritage houses. Details include:

  • 197 units;
  • 110 one-bedrooms, 42 two-bedrooms & 40 three-bedrooms;
  • Retention of 3 heritage single family homes;
  • a total density of 1.82 FAR;
  • 233 parking spaces.

The OCP amendment is required to change the land use designation of the western portion of the site from Townhousing to Medium Density Apartment Residential . This change to the land use designation would allow apartment buildings on this portion of the site, to accommodate additional density to offset costs associated with the restoration and retention of three heritage homes.

The architect for the project is Integra Architecture.

Four Tower, 1,200-Unit Project Planned for Burquitlam Site

Intergulf has submitted a rezoning and development permit application to the City of Coquitlam permit the development of a high density residential development on a 3.8 acre land assembly at the Northeast corner of Clarke Road and Como Lake Avenue in the Burquitlam-Lougheed Neighbourhood Plan.

The existing site is comprised of six buildings including rental, strata, duplex and commercial buildings. The site is located 900 feet from Burquitlam Skytrain Station.

Details of the proposed multi-phase development include two condo towers of 40 and 33-storeys on top of a commercial podium, as well as a 5-storey non-market rental building in Phase 1, and a 27-storey condo tower and 30-storey market rental tower in Phase 2.

Overall details of Phase 1:

  • 663 condo units;
  • 47 non-market rental units;
  • 20,000 SF of retail space;
  • 6,000 SF of daycare space;
  • 1,044 parking spaces;
  • building heights of 420 ft & 365 ft.

Overall details of Phase 2:

  • 213 condo units;
  • 280 market rental units.

The overall density is 5.80 FAR.

The architect for the project is IBI Group.
