Details Emerge for 450 West Georgia Office Tower

Austeville Properties has submitted their rezoning application for 450 West Georgia Street, a mostly vacant lot with two smaller buildings at West Georgia and Richards. The site is located between Deloitte Summit (400 West Georgia) and Telus Garden.

The proposal calls for a 23-storey office building with retail at grade. Details include:

  • 374,068 sq. ft. of office space;
  • 1,500 sq ft. of retail space;
  • a building height 286 ft.;
  • a total density of 15.65 FSR;
  • 270 vehicle parking spaces and 236 bicycle spaces

This application is being considered under the Rezoning Policy for the Central Business District (CBD) and CBD Shoulder.

The architect is W.T. Leung Architects.

Reliance Planning 445,000 SF, 29-Storey Office Tower at Seymour and Pender

Reliance Properties has now submitted their application to rezone the Seymour parkade site at 443 Seymour Street (NW corner of Seymour and Pender) to allow for a 29-storey office building.

The proposal includes:

  • 430,000 SF of office space;
  • 15,000 SF of retail space;
  • a total density of 22.9 FSR;
  • 8 levels of underground parking containing 201 parking spaces, 5 passenger spaces, 6 Class A loading spaces, 2 Class B loading spaces, and 246 bicycle spaces
  • Building height of 337.5 ft.

This application is being considered under the Rezoning Policy for the Central Business District (CBD) and CBD Shoulder.

Reliance Properties bought the site in 2019 for $100,000,000 USD, or $295 per buildable SF based on the application.

The architect for the project is KPF Architects.

New Retail & Office Building Planned for 950 Granville Street

A development application has been submitted by Bonnis Properties for 950 Granville Street, a 21,000 SF site (consolidated as 950, 958 and 968 Granville Street) that is currently built out as a retail building. 

The proposal calls for a new 4-storey, commercial building with 3 levels of underground parking, including:

  • 54,000 SF of retail space;
  • 4 ground level CRU’s and 35,000 SF of retail on 2nd and 3rd floors;
  • 18,321 SF of office space on the 4th floor;
  • a total density of 3.38 FSR;
  • 95% site coverage;
  • 102 underground parking stalls on three levels.

Under the site’s existing DD zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Director of Planning.
