Edgemont Village Chevron Site Proposed for 4-Storey Development

Kevington Building Corp. has submitted a rezoning application for the Chevron site at 3150 Edgemont Boulevard in the Edgemont Village area of North Vancouver.

The 12,000 SF site was acquired by Kevington for $5,900,000 as part of a portfolio of gas stations sold by Parkland Corporation, through Colliers, in 2024.

The preliminary plan for the site includes a 4-storey building with:

  • 33 residential units;
  • 6,400 SF of commercial space;
  • an underground parkade with 39 stalls.
  • a total density of 3.29 FAR.

Another Edgemont Townhouse Project Seeking Public Hearing

Domus Homes has applied to the District of North Vancouver to redevelop three existing single-family lots in the Edgemont Village area of North Vancouver into 12 three-bedroom townhouse units.

A preliminary proposal for the 24,703 SF site at Ridgewood Drive and Brookridge was first developed in 2018, but was later shelved. A neighbouring townhouse development “Edgemont Walk” was subsequently completed in 2019.

A revised proposal for the site has now been put forward with some design changes following staff and public input.

The site is located in the Edgemont Plan area, which designates this part of Ridgewood Drive for 2.5 storeys and up to 0.8 FAR.

The updated plan for the site includes:

  • 12 three-bedroom units;
  • unit sizes from 1,829 SF to 2,023 SF;
  • a total density of 0.8 FAR;
  • 27 underground parking spaces;
  • a CAC of $335,947 ($17 per SF);
  • an additional $200,000 for pedestrian/traffic improvements.

The site was assembled in 2016 for $5,451,000 or $275 per buildable SF.

The architect for the project is Boldwing Continuum Architects Inc.

District of North Van to Reconsider Edgemont Townhouse Project

Wesgroup has submitted a new application to the District of North Vancouver to rezone and develop a townhouse project on a site in Edgemont Village.

A previous townhouse proposal for the 33,000 SF site was rejected by DNV council at fourth reading in 2018 amid concerns about the pace of construction and development in the Edgemont area.

The property is located in an area of the OCP that allows for townhouses up to 3-storeys and a density of 1.20 FSR. It is located at the southeast corner of Ridgewood Drive and Ayr Avenue, and is currently occupied by four single-family homes. The Grosvenor mixed-use development is across the street to the west and Amica Seniors Living is to the south.

The updated proposal for the site includes:

  • 32 townhouse units;
  • 12 two-bedrooms & 20 three-bedroom units;
  • 900 to 1,500 SF unit sizes;
  • a total density of 1.18 FAR;
  • one level of underground parking with 64 spaces;
  • $1.7 Million in off-site works;
  • DCC’s of $420,400;
  • CAC of $772,439 ($18.50 per SF).

The architect for the project is Integra Architecture.

The site was originally assembled by Boffo Properties in 2016 and later sold to Wesgroup following the rejection of the 2017 rezoning proposal.

Construction Update: Connaught Edgemont Village

Here is a construction update for Connaught in Edgemont Village in North Vancouver. The 82-unit concrete project by Grosvenor is now close to sold out and excavation is nearly complete. When completed the project will contain a Thrifty’s to replace the Super Valu grocery store that previously occupied the site.

22 Units Planned for Edgemont Village in North Vancouver

A rezoning application in the Edgemont Village area of North Vancouver is heading to public hearing. The site is located on the West side of Crescentview Drive, across from the public library.

The plan is to redevelop three residential lots located at 3105 and 3115 Crescentview Dr. to create a three storey 22 unit apartment and a two storey single family house all located over a shared underground parking structure. The proposal  for the 24,374 SF site includes:

  • 3 storey condo building and one single family house
  • 26 total units
  • 3 one-bedrooms, 17 two-bedrooms & 6 three-bedroom units
  • 43 underground parking spaces
  • overall density of 1.75 FSR
  • total building height of 35 feet
  • a CAC payment of $337,095 (approx. $13 per SF)

The OCP designation that applies to the site is Residential Level 5 – Low Density Apartment which allows a density up to 1.75 FSR. The height and design of the building was further reinforced by the Edgemont Village Centre Plan, which was adopted in 2015.

The architect for the project is Raymond Letkeman Architects.

The redesigned project includes a 26-storey, 416,000 SF office tower, shaped like a tree, cantilevered over the existing station building.
