Marcon & Quadreal Unveil Plans for ‘Coquitlam Central’ Project

A partnership between Marcon and Quadreal have submitted a development application for the Chrysler dealership site in the Coquitlam Centre area for a new high density mixed use project dubbed “Coquitlam Central“.

The 12 acre site is located at the southeast corner of the intersection of Lougheed Highway and Pinetree Way, at the unofficial entrance to Coquitlam Centre.

The project is divided into two phases – a north and south phase.

  • Phase 1 – North Side has an urban character and Is anticipated to be builin a single phase (i.e., no sub phases), although the building permits for each tower will likely be phased; and
  • Phase 2 – South Side has a residential character and will be built in
  • multiple sub phases, in a counterclockwise direction, beginning in the NW corner of Phase 2 and completing at the NE corner.

The overall proposal includes:

  • 6 condo towers with 3,000 condo units;
  • 2 rental towers with 1,000 rental units;
  • 528,000 sq ft of commercial space, including hotel & office;
  • a 3-star hotel tower with 150 rooms & conference space;
  • a 170,000 sq ft office building connected to the hotel;
  • An overall density of 7.15 FAR;
  • 1.5 acres of public park and plaza space;
  • a pedestrian/cyclist bridge over Lougheed Highway;
  • On-site art valued at $900k;
  • A daycare;
  • An anchor grocery store;
  • An estimated overall total of approximately $150M in municipal DCCs,
  • density bonus payments, and CACs.

The project team will prepare the application for the first round of public engagement, through a virtual (digital) Public Information Meeting. Following the first round of public engagement and additional refinement, the project will be brought back to a minimum of one future Council-in-Committee meeting and another round of public engagement. The applicant will then refine the master development plan and development agreement, in effort to bring the application forward for consideration of First Reading. Given the scope of the project and the host of elements to be addressed. It is estimated that the application could proceed for consideration of First Reading sometime in mid-2022.

9-Storey Mixed Use Building Proposed for False Creek Flats Site

Wave Developments has applied to the City of Vancouver for permission to develop on a 19,724 SF site at East 2nd and Scotia.

The proposal is for a new 9-storey mixed residential and commercial use building, consisting of:

  • Manufacturing, Brewing and Distilling Use at Level 1 & 2;
  • Ground floor restaurant/retail space;
  • Gym & office space on level 2;
  • Market rental units on levels 3-7;
  • Office space on levels 8-9;
  • 66 parking stalls on two levels of underground parking;
  • A building height of 102 ft.;
  • A total density of 4.0 FSR.

Under the site’s existing IC-3 zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Director of Planning.

The architect for the project is Studio Balcaen Kwan.

Mixed-Use Building Proposed for Brighouse Village Area of Richmond

An rezoning application has been submitted to the City of Richmond for a 109,969 SF site in the Brighouse Village area of Richmond’s City Centre.

The site, located at the intersection of Park Road and Buswell Street, is currently occupied by lowrise commercial buildings including the strip retail plaza “Park Village”. it is slated for rezoning under the City of Richmond’s City Centre Area Plan which designates the site as Urban Core T6, allowing a conditional density up to 4.0 FAR.

The owners of the site are Grand Long Holdings Canada Ltd. & Park Village Investments Ltd.

The plan for the site calls for a large mixed-use development including two residential towers and one office/residential tower on a commercial podium with street-oriented commercial and retail uses fronting Park Road and Buswell Street at ground level. Further details include:

  • 339 residential units including 21 affordable rental units;
  • 58,605 SF of office space;
  • 43,791 SF of retail and restaurant space;
  • A total density of 3.86 FAR;
  • A new 4,000 SF public plaza on the South side of the property;
  • 618 total parking spaces.

The architect for the project is WT Leung Architects.

452-Unit Project Planned for Metrotown Site

Thind Properties has applied to the City of Burnaby to rezone a 57,809 SF site at 6525-6585 Sussex Avenue for a new mixed use development including market residential, non-market rental and retail and office uses. The original rezoning application was made over a year ago, but the details have now been finalized and it is now ready to move forward to public hearing.

As detailed in the Burnaby Now, the project is a partnership between Thind, New Vista Housing Society and BC Housing. 

The existing site is located just a few steps East of Metrotown Skytrain Station on Beresford and is comprised of three lots improved with three older walkup apartment buildings totaling 64 units.

The plan calls for rezoning per the Metrotown Downtown Plan to RM5s, RM4 and C2 zoning districts. Details include:

  • a 48-storey tower including 10-storeys of office and 38-storeys of residential on the North portion of the site
  • 327 market residential units
  • 160 one-bedrooms units, 125 two-bedroom units and 41 three-bedroom units;
  • 4,700 SF of retail uses at grade;
  • 69,515 SF of office space;
  • a 14-storey tower with 125 non-market rental units on the South portion
  • A combined total density of 8.0 FAR;
  • Building heights of 520 ft. and 155 ft;
  • 544 underground parking stalls

5-Storey Building Planned for Mount Pleasant

A development application has been submitted for a site at 379 East Broadway in East Vancouver, across from Kingsgate Mall. The plan is to develop the 8,677 SF, C-3A zoned site with a 5-storey mixed use building. The proposal includes the following

  • 29 residential units (one and two bedrooms)
  • 3,851 SF of retail on the ground floor;
  • Total density of 3.27 FSR;
  • Total floor area of 28,830 SF;
  • 38 underground parking spaces accessed from the lane.

The architect, Ankenman Marchand, explains the design rationale: “The site is located in a neighbourhood with a large variety of older buildings in need of upgrade. These blocks need sensitive redevelopment that is going to re-establish a vital, pedestrian focused shopping area for the local community. We are following the City of Vancouver, Broadway East, revitalization strategy described in the Mount Pleasant Community Plan guidelines.”
