New Mixed-Use Building Planned for Railtown

A new light industrial/office building is being planned for a mid-block site on Railway Street, in an area East of Main Street along the CN Rail tracks. The plan for the 132′ x 53′ (6,584 SF), M-2 zoned site is for a 6-storey building including:

  • retail on the ground floor, manufacturing on floors 2, 4 & 5, wholesaling on the third floor and office space on the 6th floor
  • a total density of 5.0 FSR
  • a building height of 100 ft.
  • 3 levels of underground parking
  • no building setbacks

Considered Design Inc., the landscape architect for the project, has some renderings on their website, including the one below.

Mixed-use Building Planned for East Van

An application has been submitted for a 7,686 SF site  on East Pender Street near Commercial Drive in East Vancouver. The plan calls for a 5-storey  mixed-use building with two levels of office space and three levels of residential space containing 15 residential units and 14 underground parking stalls. The site is zoned MC-1, which conditionally allows a mix of uses.

The site, currently improved with a single storey industrial building, was acquired earlier this year for $1,830,000 by Epix Developments.

Mixed Use Proposal for Lower Lonsdale Moves to Public Hearing

An application by Staburn Property Group for a site at 101-149 Lonsdale Avenue was moved forward at City of North Vancouver Council.

The rezoning application seeks to rezone the 101-149 Lonsdale Avenue lots from their existing LL-2 Lower Lonsdale zoning to a site-specific zone to permit a six-storey mixed-use building containing 69 residential units, 10,825 SF of commercial office space, and 12,589 SF of retail space at grade. 101-149 Lonsdale

The application further proposes dedicating the “Beasley Block” (also known as the “McDowell Block”), at the south end of the site, as a Municipal Heritage Site. The project includes five non-market residential units proposed to be owned and operated by the Vancouver Resource Society. The development includes a mix of unit sizes and types, with three junior 1-bedroom units, 36 1-bedroom units, 27 2-bedroom units and three 3-bedroom units. The net density is 3.5 FAR.

Transit is Impetus for Vancouver’s Largest Upcoming Developments

Here is a quick look at Vancouver’s largest residential and mixed-use/residential projects that are either under construction or at the latter stages of planning and approvals. What is notable is that a large majority of the projects are transit-oreinted; if not built directly near a Skytrain station, then within a short walking distance of one. Planning efforts to densify around transit have been formalized in the Official Community Plans of cities such as Burnaby, Surrey and Richmond.

Now on to the list. Limited to developments of 400 units or greater, the list represents 34 projects totaling 39,647 units. Almost all of the projects are multi-phase buildouts of 2 to 10+ years. Telus Garden, Marine Gateway and 1400 Howe are the only projects being built in one go.

There are 10-15 other major projects in the works that aren’t yet at the stage of approvals or construction.

Mixed-use Building Proposed for Pemberton and 16th in North Van

The owners of 1551 Pemberton Avenue, located just south of the McDonalds parking lot, are proposing a 4 storey mixed use building, consisting of 5,642 SF of commercial floor space on the main floor and 30 residential units on the upper 3 floors. The residential units are a blend of 1 and 2bedroom units ranging in size from 530 square feet to 918 square feet. There will be 59 underground parking spaces.
