Conwest Residential has applied to the City of Vancouver to develop a new townhouse project on a 13,490 SF RM-7 zoned land assembly in the Norquay Village area of East Vancouver. The site is located on Ward Street, just West of Earles Street. Details of the proposal include:

  • 16 townhouse units in two buildings
  • a total density of 1.20 FSR (16,188 SF);
  • a building height of 37.42 feet
  • 12 surface parking spaces having  vehicular access from the lane;

Under the site’s existing RM-7 zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Director of Planning.2719 Ward_22719 Ward_3

A development application has been submitted for an RM-7 zoned site on Duchess Street (at the corner of Cheyenne Ave) in the Norquay Village area of East Vancouver. The application proposes to consolidate two single family lots and develop two 4-storey townhouse residential buildings. The proposal includes:

  • 12 townhouse units
  • a density of 1.15 FSR (12,632 SF)
  • total building height of 37.65 ft.
  • at-grade lane parking (8 stalls)
  • 30 bicycle spaces

Infill Project Just What City of Vancouver Needs More Of

A new development application in the Norquay Village area of East Vancouver highlights what Vancouver needs far more of: stacked townhouses. This is particularly true where townhouses are replacing single family within walking distance of rapid transit (in this case the 29th Avenue Skytrain station).

The site in question, located at 2757-2761 Horley Street, is zoned RM-7, a new multifamily zone that was approved within the new Norquay Village Neighbourhood Centre Plan.

The proposal for the 8,302 SF site includes:

  • a 3-storey plus basement building
  • 10 townhouse units plus 3 lockoff units
  • a height of 37.7 ft
  • a density of 1.20 FSR
  • each unit has a front entrance door visible from street
  • porches, stairs and roof decks are all facing the street to maximize street life
