Proposal Submitted for 49-Unit Rental Building

Peterson Group have submitted a rezoning application for a site at 1375-1379 Kingsway.

The 12,010 SF C-2 zoned site is located on the south end of a triangular-shaped block at the corner of Kingsway and Knight Street.

The proposal is to allow for the development of a new 6-storey rental building. Details include:

  • 49 market rental units;
  • 20 studios, 11 one-bedrooms, 15 two-bedrooms & 3 three-bedrooms;
  • 5,900 SF of retail space;
  • A total density of 3.80 FSR;
  • A building height of 79 ft.;
  • 34 vehicle parking spaces and 98 bicycle parking spaces.

The application is being considered under the Secured Market Housing Policy (Rental 100).

The architect for the project is Yamamoto Architecture.

The site was acquired in 2018 for $8,250,000, or $173 per buildable SF based on the application.

76 Condos Planned for Former Cambie Gas Station Site

Wesgroup has submitted a rezoning application for the former Chevron Station site that they own at the Southwest corner of Cambie & West 59th Avenue.

The 19,800 SF site at 7525 Cambie Street has been operating as a community garden since the gas station shut down a couple of years ago.

The rezoning proposal is to allow for the development of a 6-storey condo building with commercial uses at grade. Details include:

  • 76 condo units;
  • 5 studios, 42 one-bedrooms, 21 two-bedrooms & 8 three-bedrooms;
  • 7,895 SF of ground floor retail space;
  • A total density of 3.54 FSR;
  • A building height of 80.6 ft.;
  • 112 vehicle parking spaces and 160 bicycle parking spaces.

The application is being considered under the Cambie Corridor Plan.

The architect for the project is Yamamoto Architecture.

Wesgroup acquired the property in 2017 for $18,558,700, or $265 per buildable SF.

Rize Alliance has submitted a rezoning application for a site at the corner of Fraser Street and East 19th Avenue in East Vancouver. The site, currently zoned C-2, is currently developed with an older 2-storey commercial building and a parking lot. 

The proposal calls for a new 6-storey rental building, including:

    • 104 market rental units;
      • 33 studios, 32 one-bedrooms, 28 two-bedrooms & 11 three-bedrooms;
    • 13,027 SF of retail space;
    • a total density of 3.43 FSR;
    • a building height of 71 ft.; and
    • 112 underground parking spaces and 213 bicycle spaces.

This application is being considered under the Secured Market Rental Housing (Rental 100) Policy.
