902 Units, Two Towers Slated for Metrotown Site

Peterson Group has submitted their formal rezoning application to the City of Burnaby for 6645-6707 Dow Avenue in the Maywood Neighbourhood of Metrotown.

The 112,424 SF site is a five-lot assembly designated RM-5s and RM-4 under the Metrotown Downtown Plan which allow for high density residential development.

The subject properties are each improved with an older two to three storey rental apartment building which were constructed between the years of 1955 and 1964. In total, there are 112 existing rental units across the five sites proposed for redevelopment.

The proposed development for the site is for two condo towers (49 & 41-storeys), with a commercial podium, and a 6-storey non-market rental housing building.

Details include:

  • 902 total residential units;
  • 770 condos;
  • 132 rental units (median market, inclusionary & replacement);
  • 113,000 SF of office space (with option to convert to hotel);
  • a total density of 7.74 FAR (870,000 SF);
  • 1,241 underground parking stalls.

The architect for the project is BOP Architects.

High-Density Mixed Use Redevelopment Proposed for 5000 Kingsway

McCarthy Properties have submitted a Master Plan Concept to the City of Burnaby for the redevelopment of McCarthy Plaza, a full city block property on Kingsway in the Metrotown area.

The 3.83 acre site is comprised of four parcels, occupied with a number of older lowrise retail and medical/office buildings, collectively known as the Plaza 5000 complex.

The McCarthy Plaza site is located within the Metro Downtown Neighbourhood of the Metrotown Downtown Plan area which designates site for high-density mixed-use residential development under the RM5s Multiple Family, RM5r Multiple Family Residential District, and C3 General Commercial Districts.

The preliminary concept includes three mixed use towers above podiums to be built in four phases, as well as a new North-South public street “McCarthy Way”. The overall project will include approx. 1.8 Million SF.

Phase 1 includes a 70-storey signature landmark tower that includes:

  • 820,000 SF;
  • 425,000 SF of residential including 160,000 SF of rental in the lowrise.
  • 500 total residential units;
  • retail and office space;
  • substantial amenity space including daycare space, meeting spaces; gardens, bowling alley, fitness centre, basketball court and first nations art gallery.

The second and third phase anticipate a 54-storey mixed-use tower, and a 45-51 storey tower respectively. Phase 3 includes options for residential or commercial uses. Phase 4 includes a smaller lowrise commercial building.

The formal rezoning application for the project is expected in early 2023 and will include concurrent applications for the overall master plan and Phase 1 of the project.

The architect for the project is Dialog.

Market Spotlight: Burnaby Rezoning Applications

Several notable rezoning applications go to City of Burnaby council next week. A brief summary of the proposals heading for first reading is included below:

5868 Olive Avenue

Polygon is proposing a new 34-storey condo tower for this site in the Metrotown area. The development will 261 market strata units, 47 non-market rental units and one market rental unit. The total proposed density for the project is 5.0 FAR. The rezoning is based on the RM5s and RM5r guidelines in the Metrotown Downtown Plan.

5900 Olive Avenue

On the adjacent site to the South, Polygon is also proposing a 38-storey condo tower and a 6-storey market and non-market rental building. There are 475 units in total including 339 condo units and 118 rental units for a total of 786 units between the two sites.


6280 and 6350 Willingdon Avenue

Wesgroup is proposing two condo and rental towers with podium frontage in the Maywood neighbourhood of the Metrotown Downtown Plan. The 78,550 sq ft site is located on Willingdon Avenue south of Beresford Street. The proposed development plan is for a 35-storey condo tower and a 38-
storey condo and non-market rental tower. Both buildings will be oriented
towards an internal court yard with an 8-storey podium. In total, the project will have 733 units, including 617 condos and 116 rental units. The total density will be 7.13 FAR.

Anthem Proposing 66-Storey Metrotown Tower

Anthem Properties has submitted their rezoning application for a 56,000 sq ft site in the 4600 block of Kingsway and Hazel Street in the Metrotown area of Burnaby. The site includes the Cactus Club building fronting Kingsway.

The project is entitled “Metro King”.

The proposal is 66-storey high-rise residential tower set above a 9-storey
commercial component, with a 7-storey office podium atop a double-height ground floor restaurant and cafe space.

The overall project includes:

  • 645 residential units;
  • 372 condos;
  • 200 market rental units;
  • 73 non-market rental units;
  • a total density of 11.64 FAR;
  • 144,000 sq ft of office space;
  • 5,000 sq ft of retail space;
  • a building height of 692 ft.;
  • 18,000 sq ft of amenity space;
  • 876 underground parking spaces.

The Plan designates the subject site for high-density mixed-use development under the CD Comprehensive Development District utilizing the RM5s/RM5r Multiple Family Residential District and C3 General Commercial District as guidelines.

The architect for the project is Chris Dikeakos.

Burnaby Rezoning Update

Two rezoning applications of note are going to first reading at Burnaby City Council next week:

Tower 6 – Amazing Brentwood

This rezoning application by Shape Properties is for the detailed design
and construction of the sixth tower in the overall Amazing Brentwood Project. The overall master plan for the project was approved in 2013 and the first five towers are at various stages from completed and occupied to under construction.

Tower 6 will be located at the Northwest corner of the site, fronting Willingdon. It is currently surface parking.

The proposal for Tower 6 is a 39 storey residential tower, inclusive of a 4 storey rental podium with commercial at grade. Details include:

  • 443 residential units;
  • 369 condos;
  • 21 market rental units;
  • 53 non-market rental units;
  • 32,000 sq ft of retail space fronting Willingdon & Brentwood Blvd;
  • an overall density of 9.67 FAR.

6615 Telford Avenue

This site is located within the Maywood neighbourhood of the Metrotown Downtown Plan. The property is currently improved with an older 54-unit, 3-storey apartment building.

A rezoning application for the site was originally submitted in 2019 although has now been revised to reflect the City’s new Rental Use Zoning Policy.

The proposal is for a 31-storey condo building and a separate 6-storey replacement/non-market rental apartment building. Details include:

  • 261 condo units;
  • 54 non-market rental units;
  • 34 market rental units;
  • a total density of 5.71 FAR;
  • 358 underground parking spaces.
