4-Storey Mixed-Use Building Planned for North Van Site

Cascadia Green has submitted a rezoning application to the City of North Vancouver for the redevelopment of the Midas site at 800 Marine Drive.

The 15,500 SF site is located at the corner of Marine and Fell. The OCP designates the site and surrounding areas to the north and east as Mixed Use Level 2 (MU2), which supports mixed-use development up to 6-storeys and 2.50 FSR.

The plan for the property is a new 4-storey building that includes:

  • 19 condo units;
    • 6 studios, 11 two-bedrooms and 2 three-bedrooms;
  • 9,000 SF of retail space
  • 12,000 SF of 2nd floor office space;
  • 39 parking stalls
  • a total density of 2.50 FSR.

The architect for the project is WA Architects.

The site was acquired for $7,975,000 or $206 per buildable SF based on the application.

90 Condo Units Planned for North Van Site

Polygon has submitted a rezoning application to the City of North Vancouver for a site they own at 818-858 West 15th Avenue, near the intersection of Marine Drive and Fell Avenue.

The site is located mid-block on the North side of West 15th Street and is currently improved with an older single-storey commercial building.

The site is designated Mixed Use Level 2 in the Official Community Plan. This designation allows for a mix of commercial and residential uses with a maximum density of 2.5 FSR (including 0.5 bonus FSR).

The proposal is a 6-storey condo building with retail at grade. Details include:

  • 90 condo units;
    • 65 one-bedrooms, 15 two-bedrooms & 10 three-bedroooms;
  • 11,000 SF of retail space;
  • a total density of 2.50 FSR;
  • 129 parking stalls.

The architect for the project is SHIFT Architecture.

60-Unit Condo Building Planned for Cambie & 27th

Aria Pacific has submitted a rezoning application for a two-lot land assembly at 4261 Cambie St and 503 West 27th Avenue in Vancouver. The proposal is to allow for the development of a 6-storey condo building that includes:

  • 60 condo units;
    • 26 one-bedrooms, 26 two-bedrooms & 8 three-bedrooms;
  • A total density of 2.79 FSR;
  • A building height of 77.5 ft.;
  • 88 vehicle parking spaces and 132 Class A bicycle parking spaces.

The application is being considered under the Cambie Corridor Plan.

The architect for the project is Arno Matis.

62-Unit Condo Building Planned for Cambie Corridor Site

Pennyfarthing Homes has submitted a rezoning application for a 4-lot land assembly at 5079-5161 Ash Street, one block West from Cambie Street at the proposed extension of West 35th Avenue. The proposal is to allow for the development of a 6-storey condo building that includes:

  • 62 condo units;
    • 1 studio, 22 one-bedrooms, 31 two-bedrooms & 14 three-bedrooms;
  • A total density of 2.0 FSR;
  • A building height of 71 ft.
  • 73 vehicle parking spaces and 135 bicycle parking spaces.

The proposed project requires a future extension of West 35th Avenue which would allow access into the Heather Lands Development to the West of the site.

The application is being considered under the Cambie Corridor Plan.

The architect for the project is Shift Architecture.

Richmond Project to Include 1,341 Units

Polygon has submitted a revised formal application to the City of Richmond for permission to rezone a 13.5 acre
site at Cambie Road and Sexsmith Road. An earlier application from 2020 envisioned a similar overall plan, however, a revised proposal includes more affordable housing and more public space.

The assembly acquired by Polygon in 2018 for $147 Million sits on the Eastern edge of Richmond’s City Centre Area.

The proposal for the site, entitled ‘Talisman’, which has gone through a couple of rounds of feedback and revision, in part due to request for tree retention and more rental housing, includes development of a mixed-use, mid-rise and high-rise development consisting of two woodframe lowrise buildings and six concrete highrises. The overall master plan includes:

  • 1,014 condo units;
  • 156 affordable (low end of market) rental units;
  • 171 market rental units;
  • 8,438 sq ft of commercial space fronting Capstan;
  • 1.23 Million SF of total gross floor area;
  • 1.34 acres of new City Park;
  • 2.10 acres of public open space.
